Explore your numbers

Start with an estimate. Then talk through the details.

Our existing capital gains calculator helps frame the conversation about a taxable sale and a possible exchange. No contact details are required to view the calculator.

The calculator is an estimate, not a determination of eligibility or your final tax bill. Ask your CPA to confirm the assumptions and tax treatment.

A practical first conversation

Find out whether an exchange fits your next move.

We coordinate the documents, funds and deadlines with your closing team. Your CPA and attorney help assess the fit.

1

Understand your sale

We discuss the property, ownership, sale status, expected closing date and what you want to buy next.

2

Get a clear exchange plan

Our team explains the QI’s role, required documents and timing, then coordinates with your CPA and closing professionals.

3

Know your next step

Ask Alex for the process, a written fee quote and what needs to happen before closing. Decide with the facts in front of you.

Under contract or closing soon? Contact the team before your sale closes. A standard deferred exchange must be arranged so you do not take receipt of the sale proceeds. Tell us your actual closing date.

Before you decide

A few questions worth asking.

What does a qualified intermediary actually do?

A QI helps structure a deferred exchange, prepares the exchange documents and coordinates the sale proceeds and replacement purchase under the exchange agreement. Your CPA and attorney still advise on your own tax and legal situation.

Do I need to know what I’m buying before we talk?

No. Bring your goals and sale timing. After you transfer the relinquished property, replacement property generally must be identified in writing within 45 days and received by the earlier of 180 days or your tax return due date, including extensions. Planning before closing gives you more room to evaluate your options.

Can I exchange into a different kind of property?

Qualifying investment or business real estate may be exchanged for other qualifying real estate; the buildings do not necessarily have to be the same type. Personal-use property, property held for resale and other special situations need individual review.

How are my funds handled, and what does it cost?

Ask the team to explain the exchange agreement, account structure, safeguards, disbursement process and a written fee quote before you engage. We want you and your advisers to understand the arrangement before committing.

What if I’m only planning, already have a QI or have already closed?

Tell Alex where things stand. We can answer general process questions and clarify what should be reviewed with your advisers. If you already have a QI, coordinate with them before making changes. If the sale already closed, do not assume an exchange can be set up afterward.

General education only. IRS Form 8824 instructions explain the like-kind exchange rules and deadlines. Your advisers should evaluate your specific transaction.

Your next step

Let’s talk about your sale.

You don’t need every answer yet. Tell us what you’re selling and where you are in the process.

Use the website inquiry form or contact Alex directly by email. If closing is approaching, call the team and mention the date.

What happens next?

Our team reviews your message, discusses the sale timing and explains the information needed to assess an exchange. Submitting an inquiry does not engage a QI or start an exchange.
